Project: 11 Lancelot Street, Punchbowl – Childcare Centre
Client: ZTA Architects
Land Use: Childcare Centre
Year(s): 2022 – current
Scope of advice:
Preparation of Traffic Impact Assessment
Development
The proposed development was for a new two-level childcare centre capable of accommodating 50 children. The facility features three playrooms, a cot room, an outdoor play area with associated supporting facilities. Additionally, a new driveway is to be constructed to provide access to a basement car park with nine parking spaces.
Project Specific Complexities
The associated traffic engineering challenges arose due to the site’s slim nature, resulting in challenges of compliance and overall safety of the proposed development. These complexities included the narrow manoeuvring spaces available, steep ramp entry and limited sight line visibility, all of which are far from ideal, especially given the unpredictability of associated pedestrians (children) operating in these areas.
TTPA has and will continue to provide the project team with innovative traffic engineering solutions incorporating the design of the internal circulation and parking areas to ensure safe and coherent traffic movements. The traffic-engineered solutions include widening the driveway, elevation of the basement and shuffling parking spaces to capitalise on the available area.
