Project: 9 Birmingham Avenue, Villawood – Warehouse & Distribution Centre
Client: ESR
Year(s): 2023- Current
Scope of advice:
- Preparation of Traffic Impact Assessment
- Providing SIDRA Traffic Modelling
- Swept Path Assessments
Development
The development proposes to construct 3 warehouse buildings and a cafe comprising:
Warehouse 1 | Warehouse 2 | Warehouse 3 | Cafe
Warehouse | 7,265 m2 | 9,720 m2 | 11,080 m2
Office | 1,000 m2 | 1,000 m2 | 1,000 m2 | 100 m2 |
Total | 31,165 m2 |
It is also proposed to provide a total of 179 parking spaces with vehicle access along a central roadway, which connects to Birmingham Avenue in the southern part of the frontage.
Project Specific Complexities
The requirement for a traffic engineer arose with the complexities around the large parking space requirement in conjunction with the heavy vehicle servicing demands of the proposed warehouse uses on site resulting in a new roadway.
TTPA has and continues to provide the project team with traffic engineering assessments incorporating the swept path analysis and traffic surveys/modelling to ensure vehicles can safely and efficiently operate within the proposed site and roadway while guaranteeing the traffic generation of the site is within the tolerances of the surround road network.
