Development

The proposed modification to the approved development comprises: 

Warehouse 62 units 9,953.2m2 GLA

Industrial 7 units 2,197.94m2 GLA

Office 3,332.6m2 GLA

Total GFA 15,483.74 m2 GLA (15,018.36m2 GFA)

A total of 247 parking spaces are proposed with car and truck access using the existing driveway on The Horsley Drive frontage.

Project Specific Complexities

The traffic engineering challenges associated with this development was due to the lack of capacity for increased traffic at the Intersection of The Horsley Drive and Cowpasture Road. This is combined with the relatively larger development that is likely to produce a substantial amount of traffic.

TTPA has and continues to provide the project team with extensive knowledge in the ongoing developments in the area and as such understanding the TfNSW commissioned development along the associated roads enabling allowing for increased traffic capacity of the area. TTPA has also continued to assess the site for its proposed parking and traffic provisions with the assistance of SIDRA and Swept Path Assessment tools to ensure efficient and safe vehicle movement operations within the site.
